Mix the flour, corn meal, cornstarch, baking powder, baking soda, salt and pepper in a bowl.
In a separate bowl crack the eggs and add the buttermilk, whisk together. Mix the wet mix slowly into the dry mix, while stirring. Then add in the grated cheddar cheese and minced chives.
Heat the waffle iron and spray with non stick spray. Pour batter onto your size preference and cook until golden brown. Make as many as you can with the batter.
Top with a sunny side up egg and garnish with chives. Hot sauce optional.
